The sales process begins with a visit to your home by Realtor® Dennis Smart, where you will be delivered a comparative market analysis, or CMS. The CMS provides you with a basis on which to price your real estate. It provides sales information on currently listed, sale pending, and recently sold real estate to come up with a value for your home. This is provided to you as a courtesy as the actual listing price is ultimately decided by you.
Once you have decided on a price and reviewed the CMS a listing contract will be worked up and signed which allows your real estate to listed on the MLS, a sign to be placed in your yard, and a lockbox to be placed on the property. At this point your property is now "for sale".
As offers come in from potential buyers you will be presented with each offer with the ability to accept or decline each offer based on what information the buyer provides regarding the offer. Once you decide on an offer, the real estate will be placed into escrow, which typically lasts 30-45 days.
During the escrow period the real estate agent will continue to work with the buyer and seller to address concerns that either party may have. Once any concerns that may come up have been addressed, and escrow has closed, the house is now sold.
